Exception and variance approved
Members of the Board of Zoning Appeals approved the request of 3316 Moffat Rd. homeowners, who wish to build an addition, for an exception. The one-and-a-half single-family residence was constructed in 1941 in the Central Avenue Park residential subdivision platted in 1929. As these were prior to the enactment of zoning in Sylvania Township in 1956, the property is considered a legal non-conforming, lot-of-record. Section 1703 of the Sylvania Township Zoning Resolution requires that a “non-conforming building or structure shall not be enlarged, extended, altered, or moved” without approval by the Board of Zoning Appeals. The BZA also approved the homeowners’ request for a variance of 19 feet to the required rear setback for the addition. Both the exception and the variance had been recommended by Planning and Zoning Manager Daryl Graus.

Zoning change approved
At the Nov. 8 meeting, the Sylvania Township Board of Trustees voted unanimously to approve the request of EBS, Sylvania for a Zone Change from A-3 Agriculture to C-1 Neighborhood Commercial for the 1.6-acre property at 3955 N. McCord Rd. The zoning change was requested to enable the property owners to better market the land. Appropriate transitional uses include but are not limited to professional offices, two-family, small businesses, and personal services.
